If you've ben thinking of buying a home, you probably have a list of things that you'd love to have. More importantly, though is a list of things you really need.
Do you really NEED a farmhouse sink in the kitchen and a built in surround sound system? What you really need to know is how many bedrooms you have and how close to public transportation you are. This allows you to know your budget before you fall in love with a house that's outside of your parameters.
Then, put together a list of features you are looking for and divide them in three categories:
1. Must Haves: Features that are essentials, without which you would not even consider the home.
2. Should Haves: If the property qualifies for all the Must Haves and some of the Should Haves, it should be given serious consideration, if the price is right.
3. Wish List: If you see a home that has all of the above, you can start dreaming with adding some of the things you want but are not essential - Buying a home is both an economic and emotional decision. Here is where you can let your emotions loose!
Setting up this list before you start your search can save you time and frustration. Getting this list to your agent, will help him to focus on the search more effectively and find the house that is perfect for you.
